Why Avoid Foreclosure?
Foreclosure is part of the public record and stays with you virtually forever. In a "Short Sale" we strive to negotiate the debt recorded as "Paid In Full", "Settled", "Paid As Agreed" etc.
If you possess security clearances such as law enforcement, military, CIA or any other security sensitive position, or ever hope to, a "Foreclosure", in all likelyhood, will have them denied or revoked and positions, in many cases, are terminated.
In a foreclosure situation, credit scores can easily be impacted 300 points or more for over 3 years. A short sale may impact you credit score as little as 50 to 80 points, if all other bills are current, for possibly a year to a year and a half.
A homeowner that suffers a foreclosure is not eligible for a Fannie Mae backed loan on a primary home for a period of 5 years and an investment or second home property for 7 years. Compare that to a " Short Sale" situation that would allow the homeowner to be considered after only 2 years.
Current employers regularly check credit status and especially when considering promotions. A "Foreclosure" in many cases, may result in a reassignment of position or overall termination AND... Many, if not most, employers are requiring credit checks prior to hiring a potential employee. A "Foreclosure" may well challenge that employment.
Short sales are not reported on a credit report and therefore are not a issue for employment consideration.
Regarding "Short Sales", in many cases, we can persuade the lender not to persue a "Deficiency Judgement" at all but, even if they did choose to, that judgement, in all likelyhood, would be much less than in the case of a "Foreclosure".
